Shed Shed Sheds Limited
Terms & Conditions

Version: 1 November 2026

1. About these terms

These terms apply to products and services we agree to supply, including sheds, summerhouses, observatories, stables, kennels, fencing, bases and agreed extras. Your written quotation and order confirmation identify exactly what is included in your order, together with the price, payment arrangements and agreed specification.

We are Shed Shed Sheds Limited, company number 05215286.

– Registered office: C/O Shed Shed Sheds Limited, Villa House Retford Road, Worksop, Nottinghamshire, S80 2QD.

– Email: info@shedshedsheds.co.uk.

We will provide these terms before you commit to an order and keep a record of the version you accept. Please ask us about anything you do not understand. Nothing in these terms takes away your statutory consumer rights.

2. Quotations, orders and changes

Quotations are valid for 30 days unless the quotation states otherwise. An order is confirmed when the required deposit or agreed advance payment has been received, unless we expressly agree a different arrangement in writing. We will provide written confirmation of the order and its agreed details.

Please check the specification, dimensions, colours, openings, extras and site details before confirming. Tell us if the written documents do not reflect what was discussed. They record the agreed order; they do not remove your rights concerning information or promises that form part of our contract or are binding under consumer law.

Changes may affect the price, materials and delivery or installation date. We will explain any proposed change and agree it with you before carrying it out. We will not substitute a different specification or impose an extra charge without agreement.

3. Deposits, advance payments and balances

For a standard shed, the deposit is normally £50–£100. Your quotation or order confirmation will state the actual amount required.

Special components, such as uPVC doors or windows, may require a larger advance payment to cover the agreed components. This is calculated for the particular order; it is not a standard fixed charge. Deposits and advance payments are part of the total price, not additional charges.

For a normal installation, the remaining balance is payable to our installation team once the agreed work is finished and has been checked with you, unless a different payment arrangement is agreed in writing. If there is an issue, tell the team so that the work, any agreed remedy and the payment position can be recorded accurately. This payment provision does not remove any legal remedy you may have.

London orders require payment in full under the payment timetable stated in the quotation or order confirmation. Other delivery-only, collection and special orders may have different arrangements. We will state the amounts and deadlines before you commit; do not assume that the normal installation payment arrangement applies to every order.

We can record payments by cash, card or bank transfer, including split payments. A bank transfer reported as sent is not recorded as received until receipt has been confirmed. Any agreed price adjustment will be recorded separately from payments, with the revised total and remaining balance shown clearly.

If a payment falls overdue, we will contact you and explain the position before any proposed suspension or cancellation. We will not treat a payment as overdue where it is not yet due under the agreed arrangements.

4. Access and installation

Please tell us in advance about restricted access, narrow passages, steps, slopes, overhead restrictions and other obstacles. The route and working area must be reasonably safe and suitable for the agreed delivery and installation.

If we discover an access issue, we will discuss the options with you. Any additional work or charge must be explained and agreed before proceeding. If work cannot safely continue, we may need to agree another arrangement or date.

We remain responsible for carrying out our work with reasonable care and skill. An access restriction does not excuse damage caused by our failure to do so.

5. Base requirements

Unless supplying or preparing a base is included in your order, you are responsible for providing a suitable, solid and level base. Its size and construction must suit the actual building. Concrete, slabs or a suitable timber frame may be appropriate, depending on the agreed building and site.

Please obtain the required base dimensions from us before constructing it. Tell us about any doubt over its condition. If we identify a problem before installation, we will explain it and agree how to proceed rather than knowingly install on an unsuitable base.

Damage caused by an unsuitable customer-provided base, drainage or subsequent ground movement is not covered by our additional workmanship warranty. This does not exclude responsibility for a base we supply, our advice or our own work where we are at fault.

6. Timber and natural movement

Timber can expand, contract and change appearance with moisture, temperature and exposure. Knots, grain differences and some minor movement or splitting can be normal. Doors or windows may need adjustment as the timber settles.

Whether a particular issue is acceptable depends on its extent, the agreed description and the building’s quality, safety, use and durability. We do not treat every split, warped component, stain or surface mark as automatically acceptable.

Please report damage or a finish problem so we can assess it. Natural timber characteristics do not excuse poor workmanship, significant damage or a product that does not meet the agreed standard.

7. Roofing supplied on new sheds

Our new sheds use EPDM rubber roofing. The roofing included in other products or separately agreed repair work must be stated in that order’s specification.

We will install the roofing using a suitable method for the material and building. Any maintenance instructions relevant to the supplied roof will be provided.

8. Roofing lifespan and manufacturer cover

A roofing material’s expected lifespan is not the same as a guarantee of its life on an individual building.

Any separate manufacturer warranty that actually applies to your product will be identified with its applicable conditions. We will not describe manufacturer cover as included unless it is available for the product and installation concerned. Our own obligations and your statutory rights remain separate from any manufacturer warranty.

9. Painting and finishes

All our new sheds are painted. Your order will identify the agreed finish and colour. Displayed colours and images are a guide; timber grain, lighting and screens can affect their appearance.

Minor transport or installation marks may need touching up. Any reported issue will be assessed fairly; we do not automatically exclude all paint damage or finish defects. Where touch-up work or another remedy is agreed, we will record who is responsible and what remains to be done.

A manufacturer’s paint-life description is not a separate guarantee from us. Ongoing care and repainting may be necessary. Maintenance requirements do not remove our responsibility for an unsatisfactory supplied finish or poor application.

10. Security and responsibility for loss

Locks, bolts and other security items are practical security measures, not a promise that a building cannot be broken into. You are responsible for deciding whether further security or insurance is appropriate for its contents.

We do not exclude responsibility for loss or damage caused by our breach of contract or negligence where the law makes us responsible. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or anything else that cannot lawfully be excluded or limited.

11. Our additional 12-month shed warranty

All new sheds we supply carry a 12-month warranty covering structural integrity and workmanship. For sheds we install, it starts on installation completion. For supply-only or collected sheds, the commencement date will be stated in the order documents before you commit. It is additional to your statutory rights and does not set a 12-month limit on those rights.

Any additional commercial warranty for non-shed products or separate repair work will be expressly stated in the order documents. Your statutory rights apply regardless of whether an additional commercial warranty is offered.

The additional warranty is for the original purchaser and is not transferable. To request help, contact us using the details in section 1 with your order details, a description of the issue and photographs if available. We will assess reported faults and arrange an appropriate remedy where covered, within a reasonable time.

This additional warranty does not cover problems caused by misuse, accidental damage, overloading, lack of necessary maintenance, unsuitable customer-provided bases or drainage, or alterations by others. Exclusions apply to the problem actually caused by that circumstance, not automatically to the whole building.

Ordinary wear and genuinely normal timber changes are not necessarily faults. A warranty exclusion does not remove rights relating to defective goods or work, and we will not reject a claim simply because an issue involves paint, roofing, movement or appearance.

12. Checking the work and reporting issues

Please check the work with our team when it is finished and tell us about visible damage, missing items or concerns. Please also report later problems promptly so they can be assessed and further damage avoided where possible.

There is no seven-day deadline that automatically removes your rights. A problem discovered later can still be reported and considered under the warranty or your statutory rights, as applicable.

The completion record may include photographs, payment details, unresolved issues, an agreed return visit and your signature. Signing confirms the record shown to you; it does not waive statutory rights or declare unresolved work satisfactory. If you are absent or do not wish to sign, we will record that accurately rather than assume acceptance.

13. Customer care and responsibilities

Please provide accurate order and site information, check the agreed specification, make the site ready and follow reasonable care instructions supplied with the building.

Regular checks, ventilation, timber care, paint maintenance and roof or drainage maintenance may be needed. Use the building for its agreed purpose and avoid overloading it. Contact us if you are unsure about a proposed use or alteration.

14. Site clearance and old-building removal

The installation area must be clear and ready unless site preparation is included in your order. Removal of an old building, waste or other items must be expressly included; do not assume it forms part of delivery or installation.

If unexpected preparation or removal is needed, we will explain the work and any proposed charge before seeking agreement. We will not add an unagreed clearance charge automatically.

15. Cancellation and refunds

Where the Consumer Contracts Regulations apply to your distance or off-premises order, you normally have a right to cancel without giving a reason. For goods, including goods supplied with installation, the cancellation period runs from the contract being made until 14 days after the day you or your nominated recipient receives the goods. If one order is delivered in separate lots or pieces, the period normally ends 14 days after receipt of the last lot or piece. For a service-only contract, it normally ends 14 days after the contract is made. The period may be extended if required cancellation information is not supplied.

The change-of-mind cancellation right does not apply to goods genuinely made to your specifications or clearly personalised. Making a product after you order, or choosing standard options, does not automatically make it exempt. We will explain any applicable exception before you commit. Your rights if goods or work are faulty are unaffected.

To cancel, tell us clearly using our contact details in section 1 before the applicable period ends. You may use the cancellation form supplied with your order, but do not have to.

If you ask us to start installation or other services during a cancellation period, we will obtain the required express request separately and explain the payment consequences. You may have to pay a proportionate amount for services supplied before cancellation where the legal requirements are met. A service-only contract loses its cancellation right after full performance only where the required request and acknowledgement have been given. Completion of installation does not by itself remove a continuing right to cancel the goods element.

Where you exercise a statutory cancellation right, we will refund payments, including basic delivery charges, subject only to deductions permitted by law. Refunds use the original payment method unless you expressly agree otherwise, without a refund fee. The applicable return arrangements, costs and refund deadlines are set out in the cancellation information supplied before your order.

Outside a statutory cancellation right, contact us promptly if you wish to cancel. Deposits and advance payments are not automatically forfeited. Any lawful cancellation charge will be fair, reflect loss properly attributable to cancellation, account for costs saved and reasonable opportunities to reduce loss, and be explained to you. We will not recover the same loss twice.

16. Delivery dates, changes and delays

We will make clear whether a date is a provisional estimate or an agreed delivery or installation date. We will not retrospectively describe an agreed date as only an estimate.

If weather, transport, supply problems or another event causes a delay, we will tell you as soon as reasonably possible and discuss the next steps. We will take reasonable steps to reduce disruption. These events do not automatically remove our obligations or your rights to a remedy, cancellation or refund where the law provides them. Where no delivery period is agreed, statutory delivery-time rules apply. Where no time for a service is agreed, it must be performed within a reasonable time.

17. Photographs and marketing

We may take photographs needed to document the work, an issue or an agreed remedy, handling personal information in accordance with our privacy notice.

Permission to use photographs for advertising, social media or other marketing will be requested separately. It is optional and is not a condition of buying a building, receiving the warranty or having a problem resolved. We will not treat a completion signature as marketing permission.

18. The agreed specification

Your written specification sets out the actual building, materials, dimensions, roof, paint finish, doors, windows and extras included.

Delivery, installation, a base, removal work and other services are included only where the order says so. Please raise any discrepancy before work starts.

19. Sizes, clearances and tolerances

Building sizes may be described as nominal. Your order or agreed drawing should distinguish the measurements needed for the building, base, roof overhangs and site clearances.

Any material dimensional tolerance must be explained before you commit. We will not use an unspecified tolerance to justify a significant departure from agreed dimensions or a building that does not fit the agreed site. Please confirm the required base measurements and access clearances with us rather than rely on a nominal product size alone.

20. Electrical work and other contractors

Electrical work must be undertaken by a suitably qualified person and is included only where expressly agreed.

We remain responsible for work we have contracted to supply, including work carried out by subcontractors we appoint. A contractor you separately appoint is responsible for their own work, but this does not remove our responsibility for our own acts, advice or work.

If third-party work causes damage or a fault, that particular issue may fall outside our additional warranty. It does not automatically cancel unrelated cover.

21. Weather resistance and water ingress

The building must meet its agreed description and be reasonably suitable for its agreed use. Timber buildings need appropriate upkeep and may be affected by exposure, ventilation and condensation.

If water enters the building, please report it so the cause can be assessed. Extreme conditions, maintenance issues and a construction or installation fault need to be distinguished; water ingress is not automatically excluded simply because it occurred during bad weather.

22. Ground conditions and drainage

Please tell us about known drainage problems, standing water, unstable ground or other site concerns. Unless assessment or groundworks are included in our order, you are responsible for arranging suitable site conditions.

Problems actually caused by later ground movement or unsuitable customer-provided drainage may fall outside our additional warranty. This does not exclude responsibility for groundworks, a base, drainage advice or other work we agreed to provide and carried out inadequately.

23. Placement, boundaries and permissions

Unless our order expressly includes advice or services on these matters, you are responsible for checking property boundaries and obtaining any necessary planning permission, building-control approval or other consent before work starts.

Please identify the agreed position clearly and raise any uncertainty before installation. We remain responsible for following the agreed placement and for any obligations that legally apply to our own work. This clause does not excuse work that we carry out incorrectly.

24. Later modifications and agreed remedies

Please speak to us before alterations that may affect the structure, roof, weather resistance or safe use of the building. Relocation, added fixtures, insulation, electrical work or other alterations can affect its performance.

Damage caused by a later alteration may be excluded from the additional warranty, but an alteration does not automatically void the whole warranty or your statutory rights.

Any agreed remedy, return visit or price adjustment will be recorded clearly. Price adjustments require approval by Darren or Callie and agreement with the customer. The record will show the original price, adjustment and reason, revised total, payments and remaining balance. A discount is not itself a payment, and paying in full does not by itself close an outstanding return visit.

Optional model cancellation form

Complete and return this form only if you wish to cancel your contract. You do not have to use this form: you may instead send any clear statement of your decision to cancel. The applicable cancellation rights are explained in section 15 and the cancellation information supplied with your order.
